This 3,000-square-foot 1920s bungalow in the Miramar Historic District underwent a thoughtful expansion and renovation to accommodate a new studio, kitchen, terrace, and pool. The project also included rehabilitating and remodeling the interior spaces, reinforcing the roof’s structural integrity, and updating mechanical, plumbing, and lighting systems.

To create a cohesive and functional layout, a poorly built addition, an uneven terrace, and a cracked, leaking plunge pool were demolished. The new construction features an exposed concrete wall with a wood-slat pattern, incorporating wide openings that connect the interior to the pool terrace. By leveling the yard with the house, the design maximizes outdoor space and enhances the relationship between indoor and outdoor living.

The former kitchen has been transformed into a dining room, now directly connected to the new kitchen, where cooking and socializing converge. A new opening improves circulation between the living room, dining room, and terrace. On the upper level, closets and bathrooms were reorganized to create a laundry room, enhancing both natural light and storage. The roof structure was reinforced with steel members and upgraded with thicker-gauge galvanized sheathing. The design approach emphasizes a clear distinction between the historic structure and the contemporary addition, ensuring a respectful yet progressive transformation of the residence.
